What does a 4-room BTO renovation package include?
A typical package bundles carpentry (kitchen, wardrobes, TV console, shoe cabinet), electrical works and lighting points, false ceiling and cove lighting, kitchen countertop and hob installation, bathroom upgrades, painting, and doors or gates. Loose furniture and appliances usually sit outside the package, so always ask what is excluded.
Why two similar flats can cost very different amounts
- Carpentry. This is usually the biggest line item, often 35% to 45% of the total. Full-height wardrobes and kitchen cabinets on both sides add up quickly.
- Finishes. Laminate is the most affordable. Veneer, glass, spray-painted doors and sintered stone countertops cost more.
- HDB flooring and doors. Keeping them or replacing them can swing the budget by roughly $8,000 to $15,000.
- Ceilings and lighting. False ceilings with cove lighting through the whole flat add several thousand dollars.
- Layout changes. Removing a non-structural wall adds hacking and making good. It also needs an HDB permit, applied for by a licensed contractor.
Where to spend, where to save
Spend on: electrical points (too few is the most regretted saving), carpentry hardware such as hinges and drawer runners, and anything involving waterproofing or plumbing.
Save on: HDB’s flooring and doors, laminate for most carpentry, loose wardrobes for spare rooms, and feature joinery you can add a year later.
Budget a buffer
Set aside 10% to 20% for surprises, and get itemised quotes rather than lump sums so you can compare scope line by line. Changing selections mid-project is the most common reason budgets and timelines slip.
