How much does an office renovation cost in Singapore? (2026)
Office renovation works in Singapore typically cost about $80 to $150 per sq ft. That is our range for the renovation itself. Furniture and IT are budgeted separately, so confirm what any figure includes before you compare it with another.
| Level | Price | What it means |
|---|---|---|
| Basic | $80 – $100 per sq ft$120,000 – $150,000 for 1,500 sq ft | Open ceiling, with partial ceiling works in enclosed rooms only. Carpet tiles. Simple partitions for a few enclosed rooms. Basic pantry carpentry. Existing electrical and air-conditioning reused where sound. Main signage. |
| Mid-range | $100 – $125 per sq ft$150,000 – $187,500 for 1,500 sq ft | Ceilings with designed lighting in the main areas. Carpet tiles. Several meeting rooms with some glass partitions. Custom carpentry for reception and pantry. Electrical and data points added where needed. Main signage. |
| Premium | $125 – $150 per sq ft$187,500 – $225,000 for 1,500 sq ft | Feature ceilings with integrated lighting throughout. Higher-grade carpet and flooring finishes. Many enclosed rooms with glass partitions and acoustic treatment. Full custom carpentry, including reception, pantry and storage. Premium finishes throughout. Main signage. |
All prices are in Singapore dollars. Renovation works only: furniture, IT and loose items are excluded. Ask whether GST is included in any quote you receive.
For other sizes, multiply the range by your floor area. An 800 sq ft office budgets about $64,000 to $120,000 across the three levels, and a 3,000 sq ft office about $240,000 to $450,000.
What does the price per sq ft include?
Before you compare quotes, ask yourself: do you know what is inside each figure? Two offices can both be quoted at $120 per sq ft and mean very different things.
Our range covers the building works that turn an empty or tired space into a working office. That typically means partitions, ceilings and lighting, flooring, electrical and data points, painting, and carpentry such as the reception counter and pantry cabinets, and main signage.
It does not cover furniture, computers, network equipment, phone systems or audio-visual equipment. So the first question to ask every designer or contractor is simple: what is not included?
Why do other websites show different prices?
You may see very different numbers online, and you would be right to wonder why. Published figures range from about $50 per sq ft to over $250, because some include furniture, IT and loose items while others cover renovation works only.
Our figure is narrower on purpose: it describes the renovation works only, so you can see what you are paying for. When you compare any two numbers, check the scope first.
Why two similar offices can end up at very different prices
If two offices are the same size, why does one cost $90 per sq ft and another $140? These five things decide which level you land in.
- Number of enclosed rooms. Meeting rooms, director offices and phone booths need partitions, doors, ceilings and often extra air-conditioning and electrical work. An open-plan office costs less per sq ft.
- Partition type. Glass partitions look light and modern, but cost more than solid ones. Acoustic requirements add further.
- Ceilings and lighting. A full feature ceiling with designed lighting costs more than exposed or simple ceilings.
- Reception and pantry. These are the first things clients and staff notice. Custom carpentry and better finishes here raise the budget.
- Condition of the space. A bare unit is simpler than one that must be stripped back first. Reusing existing electrical, air-conditioning and flooring reduces cost where they are still in good shape.
Where to spend, where to save
Here is a useful question to ask about every item: if we leave this out now, can we add it later without redoing anything?
Protect the parts that sit inside the office and are hard to change later. That means electrical and data points (too few is the most common regret), air-conditioning layout, and the quality of partitions and doors that staff use all day.
You can usually phase the parts that sit on top of a finished office, such as extra decorative lighting, feature walls and additional furniture. Remember that later is not free, since prices tend to rise over time. But phasing keeps more cash in your business while you settle in.
Budget a buffer, and plan for reinstatement
Whatever number you settle on, set aside another 10% to 20% for surprises, and ask for itemised quotes rather than lump sums so you can compare scope line by line.
If you lease your office, also read the reinstatement clause in your lease. Many leases require you to return the space to its original condition when you leave. Treat reinstatement as a separate line in your plan, and check your landlord’s fit-out guidelines before the design is finalised.
